Most buyers begin with listings, but the more useful starting point is a short conversation. Understanding your timeline, financing plan, must-haves and the areas you are considering makes every later step faster.
You are not committing to anything by asking questions. Many clients talk with Rashmi months before they are ready to write an offer.
Define your goals
Clear criteria keep a search focused. Separate the requirements you will not compromise on from the preferences you would trade for the right property.
- Size, bedroom and bathroom count, and layout requirements
- Commute or drive-time expectations
- Property type: single-family, townhome, condominium or acreage
- Age and condition of home, and appetite for repairs or updates
- Ownership costs including taxes, insurance and any HOA dues
Determine preferred areas

Financing and pre-approval
If you are financing, speak with a lender early. A pre-approval letter confirms your price range, clarifies your monthly payment and is generally expected when you submit an offer. You are always free to use your own lender.
Property search

Home tours
Touring is where criteria meet reality. Rashmi schedules access, tours with you, and keeps a record of what you liked and what raised questions so comparisons stay clear after a long day of showings.
Making an offer
An offer is more than a price. Option period, financing and appraisal terms, earnest and option money, closing date, and any requested concessions all shape how a seller reads it. Rashmi reviews each term with you before it is submitted and handles the negotiation.
Inspection
During the option period you can have the property inspected by a licensed inspector of your choosing. The report is a decision tool: it tells you what the home needs, what can wait, and what may be worth raising with the seller.
Appraisal
If you are financing, your lender orders an appraisal to confirm the property supports the loan amount. Rashmi provides the supporting sales information and helps you evaluate your options if the appraised value differs from your contract price.
Closing
In the final stretch, the lender completes underwriting, the title company clears title and prepares documents, and you complete a final walkthrough. At closing you sign, fund and take possession per the terms of your contract.
