Single-family remains the most liquid entry point in North Texas, with broad tenant demand and a straightforward exit to owner-occupant buyers. Age, roof and mechanical condition, and location within the submarket drive most of the underwriting.
For rentals, review layout and unit mix, condition and turn cost, utility configuration, any HOA rental restrictions, and comparable rents you verify independently. Property management is not provided, though referrals are available.

Small multi-family sits between residential and commercial underwriting: residential financing may apply up to four units, while operations look more like commercial. Zoning, parking, metering and deferred maintenance deserve close review.
