A lender reviews your income, assets, credit and debts and issues a pre-approval letter. Ask about loan types available to you, estimated monthly payment, funds needed at closing and how long the approval is valid.
Budget planning
Your payment is more than principal and interest. Property taxes, insurance, any HOA dues and mortgage insurance all belong in the number you plan around, along with maintenance once you own.
Choosing where to live
Compare areas on the factors you can verify: property types and housing age, drive times to work or campus, access to highways, and proximity to the services and amenities you use regularly.
Property search
Use the property search to see what is currently available, and share the homes worth a closer look. Rashmi will confirm details that listings do not always make clear.
Home tours
Plan on touring several homes in one outing so you can compare. Look past decor at layout, light, storage, mechanical age, signs of moisture and how the property has been maintained.
Writing an offer
Rashmi explains each term before you sign: price, option period and option fee, earnest money, financing and appraisal provisions, closing date and any concessions you are requesting.
Inspection
You choose a licensed inspector and attend if you like. The report gives you a practical picture of the home and the basis for any repair conversation with the seller during the option period.
Appraisal

Closing
You will complete a final walkthrough, review your closing disclosure, bring the required funds by wire or cashier's check, sign at the title company and receive keys once funding is complete.
What happens after closing
Keep your closing documents, set up utilities and insurance, note where the shutoffs and breakers are, and plan for seasonal maintenance. Tax and homestead exemption filings are worth calendaring in your first year.
