Smaller office purchases and leases turn on location and access, usable versus rentable area, parking ratio, buildout condition and permitted use under local zoning.
Retail depends heavily on visibility, traffic patterns, access and signage, along with co-tenancy and the terms of any existing leases.
Small multi-family often overlaps with residential practice. Duplexes through fourplexes are handled directly; larger properties requiring detailed financial underwriting are referred where appropriate.
For income property, review the rent roll, operating expenses, lease terms and the condition of building systems. Confirm the numbers independently with your CPA and lender.

Commercial purchases typically involve a longer diligence period, different financing terms and more third-party reports than residential transactions. Timelines are set with that in mind.
On a sale, prepare documentation first: leases, expenses, surveys and improvement records. Buyers evaluate income property on the paperwork as much as the building.
